Last week, I went to view an apartment with my friend. She asked me to come along because she wanted to know what I, with my "young broker's eye," saw in that space. I must admit that this profession has changed me – I no longer just see apartments, but I see stories and possibilities.
The first thing that caught my eye wasn't how big the living room was or what color the kitchen furniture was. It was the light. More precisely – the lack of it. Three large windows, but the curtains were drawn tight and the room was full of furniture that buried all the "air" beneath it.
This is what we do at Ellix – we deal with pre-sale "styling" of the home. This is the visual presentation of the apartment, which helps the buyer fall in love with it at first sight.
Why is preparing a home for sale so important today?
Did you know that a buyer makes a decision based on their first impression in just 90 seconds? That is unbelievable! And nowadays, this choice is often made even earlier – while browsing apartments on a phone. If the pictures are dull and the space feels pitch-dark, a potential buyer will simply swipe past your listing.
Before becoming a broker, I worked in social media marketing, and that's where my biggest lesson came from: people buy visuals and emotion. Real estate is no exception. An apartment with a great visual presentation gets more attention and ultimately a better selling price.
One thing I only recently learned: making a home shine for sale doesn't mean renovating it. It means "highlighting" the best sides of the apartment.
4 practical tips to make your apartment shine for sale
Here are my four favorite techniques that you can use right away to prepare your home for sale:
1. Let the light in (and wash the windows!)
Draw the curtains and wash the windows – you can't imagine how much this changes the "vibe" of the space! Light is the cheapest interior design tool. For taking photos, always choose the morning when the light is at its softest and freshest. ✨
2. Less is more – move half of your things out
This might sound intimidating, but excess furniture makes a room look visually smaller. When the rooms are emptier, it is easier for the buyer to imagine where they would place their favorite sofa. We are creating space, not showing a warehouse.
3. Neutral base and one "warm" detail
A bright red wall might represent your personal style, but for a buyer, it is an obstacle. Neutral tones create a clean canvas. However, always add one warm and inviting detail – whether it's fresh flowers on the table or a soft blanket on the armchair. 🤍
4. Photos that tell a story
A smartphone is great, but a professional real estate photographer is an investment. I have seen how the same apartment sold many times faster simply because the photos were taken at the right time of day and from really good angles. This is the apartment's first "date" with the buyer – so let's make it memorable!
Honestly about my journey
I didn't know all of this right away when I joined Ellix. In the beginning, I was even a little hesitant to tell clients that "you know, this wardrobe here in the middle of the room is not a good idea." But now I see how much it helps them.
Every apartment teaches me something new. My past background as a makeup artist and a social media specialist gave me the courage to see the details that create the whole picture. I don't want to be a "sales machine," I want to be someone who helps you show your home to the world in its best light.
